Retainer Fee Terms
Unfortunately, due to new laws and regulations involving Realtor Contracts, and the additional legal time required to process same, we have been compelled to increase our typically low closing fees.
Our legal service fee, for residential Buyers and Sellers, will be just $1,395.00, half of which shall become due and owing at the time your contract becomes binding, with the balance due at the conclusion of your file. For your convenience this office accepts Visa and MasterCard. If you would like to charge your fee, simply email or call the office with your 1) Credit Card Number, 2) The Expiration Date, 3) The 3 Digit Code, 4) The Billing Address AND 5) The Billing Zip Code. Please note that services may be terminated if payment is not immediately received.
The above quoted fee includes Only Legal Review of the Contract, Preparation of "Attorney Review Letters", Preparation of Inspection Contingency Negotiation Letters (not to exceed 3) and the Addenda that may be required to effectuate same.
The review of other types of legal documents including but not limited to Buyer/Seller Agency Agreements, Planned Unit Development Formation Documents, Condominium Master Deeds, Operating Agreements, By Laws, Rules and Regulations, Budgets and the like, if requested by the client, will incur an additional fee of $395 per hour charged in 1/10th hour increments.
Based on the individual circumstances surrounding your file other Fees You may be subject to include but are not limited to Inspection Negotiation Letters (in excess of 3), The clearing of unusual liens and/or judgments, Oil Tank/Soil Remediation negotiations, 1031 Exchanges, Corporate or Decedent Sellers, Bulk Sales Tax Form filings with the Division of Taxation, Preparation of Use and Occupancy Agreements, Powers of Attorney, Time of the Essence Declarations, Walk Through Escrow Agreements and the like will incur an additional fee of $395 per hour charged in 1/10th hour increments.

James Morris graduated from Rutgers University in 1981 and began a career as a Police Officer in New Jersey. While policing, Mr. Morris attended Widener Law School, graduating Cum Laude in 1992.
Mr. Morris has limited his area of practice strictly to the purchase and sale of residential real estate so as to provide his clients with the utmost experience and care. Additionally, Mr. Morris has the following relevant credentials:
1. Former Adjunct Professor: Farleigh Dickinson University – Real Estate and Estate Planning Law.
2. R. 1:40 Court Approved Foreclosure Mediator in the Superior Court of New Jersey.
3. R. 1:40 Court Approved Civil Case Mediator in the Superior Court of New Jersey.
4. Licensed Title Agent by the New Jersey Department of Banking and Insurance.
5. Member of the New Jersey Association of Professional Mediators.
